It's a $280 CPU (personally i bought it a few times for $240) most of the time and $169 motherboard right now on Amazon. Add those two figures and you're at $449. Where this deal would be better is at the $410 ($240 CPU) mark. If you gotta have Z790 for some reason, it's alright. Personally i see value at the 270K at $200 at Microcenter and any Asrock Z890 motherboard around $180. If we ever get CXMT memory in the USA, Z890 boards would be more than likely to get the bios updates for them first. Just my opinion.
