Yeah price is way high for this kind of dock. TB3 isn't even the main issue. HDMI 2.0, DP 1.4. SINGLE USB-C out. Pricing would have been appropriate 5 years ago. Nuts today. Might as well just get a non-TB3 dock that also does HDMI 2.0 / DP 1.4, for <$50. Or wait on some good TB3 dock sales like the WD D50 and pay <$50.

Agreed. Price is high. Dell wd25tb with Thunderbolt 4 is around the same price new and half this price refurbished. This is more like the wd19 with tb3, which are available used for $40 on ebay.
